I wouldn't have trusted the sale of my house to anyone else!!!!! Richard helped me purchase this exact same home 10 years ago as my buying agent, and I was so pleased with that process, I knew exactly who to call in 2020 to make my first home sale! His extensive knowledge and vast experience helped me capture the most beautiful photos to place our home on the market. It was picture perfect, even included Sand Hill Cranes out front, and we were under contract in 4 DAYS! Unbelievable. He helped me every step of the way with open communication about when there would be open house appointments, the inspection, and appraisal. He stayed on top of everything with the buying agent to make sure they met all appropriate deadlines so the closing would stay on schedule. He was extremely professional and it was such a blessing to work with someone who I felt had my best interest at heart. I was even able to get $5,000 more in my pocket on the sale price than I expected for our home, because of his ability to understand the market. I cannot say enough amazing things about Richard and how comfortable he made me feel in what would have been an otherwise nerve-wracking experience. I'm so thankful he was on my side of this sale! If I could give him 10 stars I would! Looking forward to have him help me again in the future to buy my next dream home! :-)

He is a very ethical, moral person and we are proud to have him represent us! This is the 3rd time we've had Richard represent us and he's outstanding! Very professional at all times. Very knowledgeable of the areas he serves and he is a master negotiator! During our recent purchase, Richard's negotiation skills saved us a ton of money. He took the time to do a market analysis, prepare a presentation with all the facts and show the other side that our offer was a great offer. He sealed the deal for us! He's represented us on the sales side as well and is equally as good selling as buying. He had 2 full price offers for us within 3 days before the sign went in the yard! I was fortunate to have Richard LeBlanc as my agent when I purchased my home in Odessa Florida. He was extremely accommodating while I explored a particular area I thought I wanted to live in; however, I was not finding what I wanted. Not being from Florida myself, Richard was able to point me to areas I had not known or thought about and found me the perfect home. He was extremely knowledgeable about the various features of every home from landscaping to mechanical and construction. He was extensively engaged in the showing of each home. Once we found a home and made an offer, Richard made sure to explain the closing process, his role as agent and the role of the lender, broker and title agent. He checked in with me to make sure I understood the process along the way. In addition, he was extremely personable and made the process an enjoyable one.

    Highly likely to recommend 06/12/2016 - Linda Bought a Condo home in 2016 for approximately $75K in Largo, FL. Richard LeBlanc is a power house! I was under an extreme time crunch to find a home and had the unfortunate experience of one realtor who wanted to book me on her schedule, one who just did not want to help, ect.     The most impressive (and refreshing!) talent that Richard brings to the table is his honesty.     For the Sale of 8016 Sylvan Dr., Hudson FL 34667 On March 11, 2016 we completed what had become an epic leg of our journey in moving to Florida – we closed on our beautiful home in Hudson. We call it an epic journey because it had begun in April of 2015 – first by looking on line at homes in the Pasco County area. We knew we wanted to be on the West Coast – near to Tampa without being in the congestion of Tampa, but that was about it. We thought we wanted a condo in an adult community. As we said, we were looking online at the various realty sites, when we had come across a property we might be interested in. We sent an e-mail to the agent as instructed and within minutes we got a call – mind you, it was near to 11 PM, so the call was quite unexpected. I, (Pat), was not exactly friendly in getting a call that late. My Mom had just had brain surgery and Tom’s Mom was not well either, so a call that late in the evening was scary. That was our first encounter with Richard Le Blanc – the gentleman (and we mean that in the truest sense of the word) who the Lord had chosen to be our realtor and friend. From that point forward, we were in the best of hands in securing our home. For the last 10 months, Richard not only worked tirelessly on our behalf, but tenaciously. On our first visit with him, he not only took us to the condos we had chosen to look at, but to the various areas of the New Port Richey/Hudson area. His tour was not just geographic, but what each area might be subject to because of its location – such as, who would need flood insurance and other hidden costs. We thought we had found a condo in an adult community in June and we were ready to move on it, but then my mother was going to need some extra attention, so we made the decision to put off our move temporarily. The search, though, actively continued – we at our computer – Richard at his, as well as making physical visits and taking additional pictures. In the interim, our thinking began to change in that we decided to look for a home and not in an adult community. We wanted our children and grandchildren to be welcome without restriction. For a while, each time we would find a house Richard would investigate and find it was too risky to purchase. We can’t tell you how many times we heard, “It has an unrepaired sinkhole” – which was not stated in the realtor blurbs. On two other houses, the blurb said, “repaired” sink hole, but Richard would get back to us after investigating and tell us that yes, the sink hole was repaired, but their were no engineering reports going into the repair or signing off on it. He would literally tell us, “You can’t buy that house”. Another time, he called me apologizing because he killed the deal on house that we had made an offer on. During the contract negotiation, he found the owner, the agent, and the broker to be unscrupulous – so that was it! Done – he wouldn’t let us go into contract with them. The value of having an agent like Richard is without measure. His protecting us, rather than just trying to speed up the process for the almighty dollar, allowed us to finally find the house that not only met our needs, but is move-in ready! As Richard would say, “You only need to bring your toothbrush! As I said in the beginning, Richard has become more than our real estate agent, but a trusted friend. We know that if we ever need a recommendation as to who might be the best people to use in the area down to the best restaurants – (he already turned us on to Sam’s Tiki Bar/Restaurant) – we can depend on him for an honest answer.     For the Purchase of 32316 Summerglade Dr Wesley Chapel FL Not Just a Realtor… I met Richard LeBlanc in the Summer of 2009…he was actually the listing agent for a house that my boyfriend and I were making an offer on. At the time, we were represented by another realtor. The house we were bidding on was a short sale and while we were in the process of making an offer and signing the contract, I realized Richard was much more knowledgeable than my own realtor was. He helped my realtor write the contract and was very helpful throughout the process. I even called Richard on occasion to ask informational questions about the process of a short sale, etc. I learned a lot from him and I must say…Richard was always very honest, not exactly what you might expect from a realtor. And believe me, he is “Mr. Ethical”! Needless to say, we didn’t get that house; but we did get a better prize…Richard LeBlanc. I asked him to become our new realtor. He gets the job done and he fights for his clients. I would recommend him to anyone and have already recommended him to several colleagues of mine who he has also helped and has closed deals for. We started the home search in August 2009…Richard met with me and we mapped out all the criteria that Jay and I were looking for…from zip code to square footage, etc. We narrowed our search to homes with pools and with certain upgrades that were a necessity for us. We went out every weekend and sometimes on weekdays after work. Richard accommodated my schedule and didn’t give up on me when we would go from house to house with no luck. I guess we’re picky buyers, but with that kind of investment, you need a knowledgeable realtor that will do justice by you and find you your dream home. The service he provided was quick, prompt, polite, and I actually felt like I was his #1 and only customer. I used to think how in the world could he give all his clients this type of attention, but he does. He’s devoted to his clients and to his field. He would even email me after midnight on some evenings. To make a long story short…I finally found my dream home in late September. We closed in the beginning of November, but it was such a difficult nail biting time for us…just waiting it out for 6 weeks until closing. This was a foreclosed home and it was not an easy sale. I felt like I was on a roller coaster…we’d get through one hurdle just to overcome another. I’m am so lucky to have this house and the only way I got it and for such a great deal is because of Richard…he’s not just a realtor…he’s also our friend! Thank you so much Richard! LeBlanc on the sale of my home at 15109 Princewood Ln., Land O Lakes. FL After two and a half years of living in a house that I couldn’t afford, I realized that something had to be done.     Richard LeBlanc sold my house at 7916 Yucca Drive in forty-five days (and subsequently secured a contract for my villa on Laquinta Drive). The first offer came eighteen days after the “For Sale” sign went up; however, after the initial inspection, the buyer wanted to lower the purchase price considerably. Since my home was thirty-six years old, I was tempted to go along with that reduction but Mr. LeBlanc urged me not to take it, assuring me that the house was worth more. “I want my customers to get the best prices possible,” he told me. So, we refused the first offer and went back on the market. Within nine days a second offer (at the price the first buyer refused to pay) came in. That offer held and we closed soon after. In passing, I was talking with a gentleman that also worked in my office building. I mentioned I was struggling financially, facing foreclosure, and was upside down with my condo in Tampa, FL (bought in 2005 for $210,000 with nothing down and an interest only first mortgage). My wife and I got in touch with Richard that night, and received a very thorough explanation of the selling method. My wife and I had gotten married within the past year, and both owned property. I then moved into her home. I tried the rental route with my condo unit, but quickly found out in 6 months, that I had some of the worst renters possible, and was still paying hundreds out of pocket each month. With my wife's new business suffering from the economy, my salary had to cover the family costs, which included caring for a son with Autism. Financially, we couldn't afford both properties, and sought out the different options available. I couldn't even continue the mortgage payments on the condo. With Richard's help, the unit was listed originally at $95,000 in Nov 2009, and eventually sold at $86,000 five months later. My situation was tougher than normal because I had a first and second mortgage through two of the toughest banks to deal with: Wells Fargo and Suntrust Bank. Richard and his resources at RE/MAX tackled each step professionally, and in the end, Richard was able to negotiate with each bank. We received an agreement from each bank confirming no future responsibilities, and that I could walk away owing nothing. I had to pay each bank a fee at closing, but understand this is very common. The day of my closing, I felt like a huge burden had been lifted off my shoulders, and had Richard to thank for that. I could now get on with my life and not have to worry where my next check was going.     This letter is to introduce and recommend Mr Richard E LeBlanc, who is a very effective and truly professional Real Estate agent.
